We buy. We don't broker.

We buy land for ourselves. We don't list, market, or sell property on anyone's behalf. Nothing here is an offer to do so.

We're not your agent, your lawyer, or your financial adviser. Talk to your own before you sell.

An offer is not a contract

A cash offer from us is a price we're willing to pay. Neither side is bound until both sign a written purchase agreement. Until then we may change or withdraw an offer. You're free to ignore it.

Due diligence and closing

Every purchase agreement includes a due diligence period in which we verify title and access. If what we find means we can't buy, we tell you why in writing and the agreement ends.

Closings run through a licensed title company or closing attorney. We pay standard closing costs. Back taxes, liens, or other charges against the land come out of the sale price at closing.

You never pay us

No fee, no commission, no deposit. If anyone asks you for money in our name, it isn't us. Call the office.

Text messages

Tick the consent box on our form and you agree to receive texts from us about your parcel. Message frequency varies. Message and data rates may apply. Reply STOP to opt out at any time, or HELP for help. Consent to texts is not a condition of getting an offer. Our privacy policy covers how we handle your information.
